A strong credit score can make borrowing easier and less expensive.

That doesn't mean a credit score is the only measure of your financial health. It's not. Your score doesn't show your income, savings, values, work ethic, or worth as a person. But it can affect important financial decisions, including whether you are approved for a credit card, auto loan, mortgage, apartment, or other credit-based product.

It can also affect cost. A stronger credit profile may help you qualify for more competitive interest rates, while a weaker one may lead to higher borrowing costs or fewer options.

ADA COUNTY

MEDIAN SALES PRICE —

  • Prices of 11–30-year-old resale homes sold in May averaged about $15K less than in April, reflecting slightly smaller homes (about 100 fewer square feet) and more sales outside Boise.
  • Boise was the only city in Ada County where homes sold above their original list price. In all other cities, homes sold below their original list price.

HOMES SOLD —

  • Ada County saw the largest number of total sales this month since September 2021.
  • The most significant increases in sales this month were seen in resale homes aged 11-30 years old and those 81+ years old.
  • Sales in Eagle and Kuna increased substantially (32.9% and 34.7% respectively) where sales volume decreased by 19% in Star from April to May.

PENDING SALES —

  • 49% of homes that were pending sale are set to close in June. 40% of these homes are resale homes 20 years or older and will have been pending for 44 days on average when they close next month.
  • 30% of homes currently pending sale are located in Meridian, the highest proportion of any other city in Ada County.

INVENTORY —

  • The number of homes in inventory grew by 13% from March to April and remained at April levels this month. 46% of homes currently in inventory were added in May.
  • Homes added to inventory this last month are 8 years younger on average than those that have remained from the previous month. These older resale homes continue to sell quickly in Ada County and are unlikely to be in inventory at the end of June if current trends continue.

DAYS ON MARKET —

  • Days on market declined in every Ada County city in May. Boise, Eagle, Meridian, and Star each recorded their lowest average days on market of 2026, with Boise homes selling in just 17 days on average.
  • Homes aged 20+ years old sold after being on the market for 13 days on average in May, compared to 21 days on average in April.

Buyers continue to benefit from more choices, while well-priced homes are attracting strong demand and moving at some of the fastest rates we've seen this year."

CANYON COUNTY

MEDIAN SALES PRICE —
  • Median sales price increased to $444,900. Though only a $15,000 increase, this is the highest median sales price of homes in Canyon County in over a year.
  • The median price of homes in Caldwell increased by 8%. For the first time since November, the median price of homes in Caldwell was greater than the median price of homes in Nampa.

HOMES SOLD —

  • After a steady increase in sales each month since January, April to May saw the smallest change in sales volume thus far this year (going from 514 in April to 522 in May).
  • New homes only accounted for 39% of homes sold, compared to 53% in March. The proportion of homes 31 years or older increased to 17% in May compared to 13% in March.

PENDING SALES —

  • 58% of these homes are new, 20% of these pending new homes are in Middleton, while 40% are in Nampa.
  • Pending sales were on the market for an average of 32 days. Homes in Caldwell tended to be on the market for less time on average (25 days).
  • Older homes tended to go pending faster and at lower prices than newer homes.

INVENTORY —

  • About 40% of homes on the market were added in May, the median sales price of these homes is $484,000 which is similar to homes added in April.
  • The median price of the remaining homes on the market is $530,000. ▪ The average DOM of houses on the market for houses added before May is 91.5 days.

DAYS ON MARKET —

  • When not accounting for new homes, the average DOM is 28.7 days, this is similar to April.
  • Homes aged 30-80 years old experienced a decrease in average days on market by about 19 days.
  • Homes in Caldwell were on the market on average fewer days compared to homes in other cities in Canyon.
